ISSUE NO. 02 — THE RIVIERA SELECTION — AUGUST 2026

What €1.5M Buys You in Nice Today

Nice is a city of neighborhoods, not just a coastline — Musiciens, Le Port, Libération, Chambrun, and the streets facing the Jardin Alsace-Lorraine each have their own rhythm and their own light. We looked at what's currently available between €1.09M and €1.49M across the city, from a top-floor view straight down to Cap-Ferrat to a terrace overlooking a park in the city center.

01
€1,090,000
A renovation in progress, in the Musiciens district
116.3 M² · 4 ROOMS · 3 BEDROOMS · 2ND FLOOR
AVIS DE QM

The cheapest entry here, and the reason is straightforward — it's mid-renovation, not finished. The furniture currently staged in the listing photos can reportedly be bought with the apartment. Worth seeing now if you want input on finishes; wait a few months if you don't.

02
€1,099,996
The smallest apartment here, with the best view down the coast
~75 M² · 3 ROOMS · 2 BEDROOMS · TOP FLOOR
AVIS DE QM

Fifth and top floor of a 1900 building at the port, with a clear line of sight to the boats, Cap de Nice, and Cap-Ferrat beyond. Worth noting: the listing itself states two different figures for the surface area — 74.41 m² in the header, 75.41 m² in the description. Worth confirming before an offer, not after.

03
€1,250,000
A furnished, sea-view two-bedroom on the Promenade
96 M² · 3 ROOMS · 2 BEDROOMS · 14 M² TERRACE
AVIS DE QM

Sold furnished, already renovated, sea view from nearly every room — this is the closest thing on this list to move-in-ready. A closed garage with direct lift access is available separately for €80,000, worth factoring in before comparing prices per square meter.

04
€1,290,000
The most space for the money, inland from the Promenade
221.6 M² · 8 ROOMS · 7 BEDROOMS · 39 M² TERRACE · TOP FLOOR
AVIS DE QM

At roughly €5,820/m², the lowest price per square meter on this list by a wide margin — and it shows in the room count: seven bedrooms across a layout that could split into a separate professional space or guest wing. The south façade was fully renovated recently.

05
€1,290,000
The only villa on this list, with a pool and a separate apartment
145 M² + 485 M² LAND · 6 ROOMS · 4 BEDROOMS · POOL
AVIS DE QM

Everything else here is an apartment. This is a villa with a garden, a counter-current pool, and an independent studio apartment at garden level. The trade-off: it's in Chambrun, set back from the center, not walking distance to the sea.

06
€1,490,000
The most finished renovation, specified down to the fittings
111.9 M² · 4 ROOMS · 3 BEDROOMS · 1910 BUILDING
AVIS DE QM

This one specifies its fittings before delivery — Gessi taps, Geberit sanitaryware, oak herringbone flooring, restored original moulding. Smaller than the other listing at this price, but the finish level is a clear step above anything mid-renovation on this list.

07
€1,490,000
A 40 m² terrace facing a park, in the city center
123 M² · 4 ROOMS · 3 BEDROOMS · 40 M² TERRACE
AVIS DE QM

Same price as the entry above, entirely different trade: less finish specificity, far more outdoor space. A 40 m² terrace facing the Jardin Alsace-Lorraine, a few minutes' walk from the Promenade, is genuinely hard to find this central. Garage available separately, not included.
